PHASE 1 SITE FEASIBILITY

At Wildlight Estates, our process begins with a personal site visit where we can meet in person, understand your goals, and explore the potential of your property together.

After our initial discussions, we’ll conduct a detailed review of the site’s characteristics. This involves taking measurements, assessing existing services, and identifying key site constraints to guide our appraisal. With this information in hand, our in-house Architectural Team and Planning Consultants will perform thorough due diligence, analysing every detail to ensure we have a comprehensive understanding of the site’s potential.

PHASE 2 NEGOTIATIONS

After completing our due diligence, if we determine that we can deliver a significant uplift on your property, we will move forward by entering negotiations for the purchase of the land.

Once an agreement is reached, our solicitors will draft an option agreement. This agreement ensures security and clarity for both parties, giving you peace of mind as we proceed. Rest assured, we cover all legal costs associated with the option agreement, making the process seamless and hassle-free for you.

PHASE 3 PLANNING APPLICATION AND SUBMISSION

Once the option agreement is signed, we’ll begin preparing the formal planning application for submission. This involves conducting all necessary surveys and compiling detailed reports to ensure the application has the strongest chance of approval.

Our Chartered Town Planning Consultant will oversee the entire application and determination process, keeping you informed with regular updates throughout the 12–16 week determination period.

We cover all costs associated with the planning application, making the process straightforward and risk-free for you.

PHASE 4 EXCHANGE

Once planning approval is successfully obtained, the uplift in value is realised, and we can proceed to exchange by exercising the option agreement.

At this stage, we will either purchase the site directly for the agreed amount outlined in the option agreement or sell the site to one of our trusted development partners.

In either scenario, you are guaranteed to receive the agreed amount within the specified completion timeframe, ensuring a smooth and transparent conclusion to the process.

PHASE 5 COMPLETION

Once the sale is finalised, you will receive your funds in full. At this stage, the transaction is complete, bringing the process to a smooth and satisfying conclusion.
